Welcome to Nalkhaus Pty Ltd (“Nalkhaus”, “we”, “our”, or “us”). These Terms and Conditions govern your access to and use of our website, services, and any associated platforms. By using our services, you agree to be bound by these terms.
Overview
Nalkhaus offers professional short-term rental management services including listing creation, guest communication, housekeeping, property maintenance, pricing strategies, and owner reporting. Our services are designed for property owners (“Clients”) and are delivered under agreed management plans.
Services We Provide
Our end-to-end property management services may include:

Photography and copywriting

Dynamic pricing management

Guest screening and communication

24/7 guest support

Professional housekeeping and linen services

Property maintenance coordination

Trust accounting and income disbursement
These services may be modified or customised as outlined in your individual management agreement.
Guest Bookings
All guest bookings are handled by Nalkhaus via platforms such as Airbnb, Booking.com, and others. We reserve the right to:

Accept or decline bookings at our discretion

Set and adjust pricing using dynamic pricing tools

Enforce cancellation, refund, or damage policies based on platform terms and Nalkhaus protocols
Payments & Fees
Management fees and service charges are outlined in your signed agreement. These may include:

Management commission (percentage of monlthy gross booking revenue)

Maintenance costs

Optional add-ons or upgrades (e.g. linen hire, restocking amenities)
Payment Flow
All guest payments are processed directly through third party booking platforms such as Airbnb, Booking.com, or VRBO. These platforms disburse income directly to the property owner's nominated payout account.
Nalkhaus does not hold or receive guest funds. Instead, maintenance fees, service charges, and commissions (including the standard 28% booking commission) are invoiced separately and payable by the property owner. These invoices are issued per booking or on a monthly basis, depending on the agreement, and are payable within the specified timeframe.
Term & Termination
Your management agreement outlines the initial term and renewal structure. Termination conditions may include:

This agreement has a minimum term of 1 month.
Either party may terminate the agreement by providing 30 days’ written notice.
If the Owner terminates the agreement within the first 30 days, an early exit fee of $500 will apply.
This fee covers the cost of onboarding, listing setup, integration, and initial administrative work.
All outstanding invoices and fees must be settled prior to termination taking effect. -

We reserve the right to terminate agreements immediately in cases of breach, misconduct, or misuse of our services.
Property Standards
Nalkhaus reserves the right to refuse or withdraw management of a property if it fails to meet our required standards, including:

Cleanliness, safety, and furnishings

Compliance with council or strata regulations

Structural or utility issues that may pose risks to guests or staff
Liability
Nalkhaus provides services with reasonable care and skill but is not liable for:

Guest behaviour, damages, or misconduct (unless due to our negligence)

Loss of income due to cancellations, platform outages, or external disruptions

Third-party service failures (e.g. cleaners, contractors)

Loss or damage due to natural disasters or force majeure events
We encourage all property owners to maintain appropriate insurance for short-term letting.
Use of the Website
